BMS is the overall system that oversees an entire facility’s operation. BMS also integrates and manages various subsystems, including a BAS. Whereas, BAS is primarily focused on the automation and control of specific building systems like HVACR, lighting or access control.

BAS can control HVACR (temperature, airflow, humidity), lighting, energy use, plumbing, fire safety, security, elevators and indoor air quality. It optimizes efficiency and comfort through centralized monitoring and automation.

Benefits include lower utility bills, improved comfort, reduced maintenance and higher property value, all of which maximize the investment over time. BMS also allows for remote support, monitoring and alarming, which further save costs.

Modernizing increases efficiency, lowers energy costs, and prevents work loss as the systems age and failures occur.

We suggest beginning by upgrading the centralized plant and adding a new front end to the system. Then, new controls can be added to VAVs or fan coils to help increase overall system efficiency. The resulting energy cost savings can be used to upgrade aging equipment.
